RECITALS
WHEREAS the Vendor is the absolute owner of a piece or parcel of land admeasuring about — Hectare —- Ares, situated at Village ————, Taluka ————, District ———-, described in Schedule I, acquired vide Registered Sale Deed dated —-/—-/———-;
AND WHEREAS the Vendor has obtained necessary permissions and approvals for constructing a residential unit on said land, and has completed the construction of a residential unit measuring about ————- sq. mtrs.;
AND WHEREAS the Vendor has entered into an Agreement to Sell with the Purchaser dated —-/—–/——— agreeing to sell the said property for a total consideration of Rs.————/-;
AND WHEREAS the Purchaser has paid a part of the consideration and the balance is to be paid on execution of this Deed of Conveyance;
NOW THIS DEED WITNESSETH
In pursuance of the Agreement to Sell and in consideration of the total agreed consideration of Rs.————/- received by the Vendor from the Purchaser, the Vendor hereby grants, conveys, and assures unto the Purchaser all rights, title, and interests in the said property, described in Schedule I, along with the residential unit constructed thereon.
TERMS AND COVENANTS
The Vendor warrants good title and right to convey the property free from encumbrances.
The Purchaser agrees to pay all statutory liabilities and bills from the date of possession.
Both parties agree to bear their respective costs related to this transaction.
